Condominium Unit Occupants, How many are too many? UDH Tondo Manila

The Location

More than 8 buildings (and counting) of 14-storey each make up the condominium complex in Urban Deca Homes Tondo Manila. It sits a few hundred meters along Roxas Boulevard and is close to the North Exit of Metro Manila. The complex is also divided into two (2) lots, Lot 1 and Lot 2, along Vitas Street which gives the residents easy access to public transportation.

Take note that this is a residential complex. For that reason, many saw this as a starting point or as an addition to their income-generating property. But for owners who dwell in the units, what kind of impact does this bring on their lifestyle? If you’re in the complex for many months and maybe years now, you’re not new to reporting smokers in the hallways, the never-ending “karaoke” noise, and the loud music coming from who knows which unit. Many also raised eyebrows at the number of occupants living per unit.

The Agreement

Attendance to a move-in seminar by the Property Management Office (PMO) is a must before each unit turn-over to the new owner. If you paid attention during the seminar, the “standard unit capacity” was raised. Check the numbers below.

Once, while scrolling down on Facebook, I saw a post showing photos of organized and semi-furnished units for rent. They were offering it to a maximum of 15 persons per unit. Why, then, do you think the standard unit capacity was mentioned early in the move-in seminar? How many are too many?

Okay, let’s get this straight. There is no law in the Philippines that limits the number of people that should occupy a condominium unit. However, an agreement between a landlord and tenant usually states the limit of occupants. In relation to this, unit owners of Urban Deca Homes Manila agreed to a specific count of persons per unit with the property developer before the move-in to the unit.

More than the inconvenience brought by a group of strangers’ bad behavior — smoking in prohibited areas, the unforgettable “karaoke” voice, and the loud –, here are some technical reasons why we should consider the number of occupants per unit.

2) Safety / Exits, Exit Access
The count of exits or access to exits depends on the estimated number of occupants and the use of the building. This is to anticipate events where the occupants need to access the exits.

3) Commonly owned common areas

The fee paid collectively by unit owners is used to maintain common areas in good condition. This only means that the higher the fees for the upkeep will directly affect the contribution by the unit owners.

Choosing to live in a much smaller space is brought by our need to live close to our income-generating activities, easy access to first-class medical facilities, and by whatever reason engineered by business industries. But as human beings, we are responsible for each other’s lives by not only living by our own set of standards but by considering others’ situations to not cause havoc to others’ lives.
