Leasing Guidelines of Condominium Unit | UDH Tondo Manila

Choosing to live in a much smaller space is brought by our need to live close to our income-generating activities, easy access to first-class medical facilities, and by whatever reason engineered by business industries. But as human beings, we are responsible for each other’s lives by not only living by our own set of standards but by considering others’ situations to not cause havoc to others’ lives.

Now that leasing is your option of use for the condominium unit, the guide below is the starting point to make the transaction easy with the Property Management Office (PMO). This guide is based on the memo issued by PMO on February 10, 2022.

STEP 1. Submit the following 3 days before move-in of the tenant/s.

1. Notarized Contract of Lease.
2. Tenant Move-in Form and Waiver Form filled out and signed by the Unit Owner & Tenant;
3. Photocopy of a valid government-issued ID (for each occupant);
4. Health and Travel Declaration Form duly filled out and signed by the Tenant;
5. Photocopy of the Alien Certificate Registration (ACR)if applicable;
6. Photocopy of a valid Passport (the information page with the name, photo, and other identifying information plus pages with stamps and visa for verification of the Tenant’s travel history.
7. Allowable Occupancy per unit type is as follows.

STEP 2. Make sure that monthly amortizations and association dues are paid and without balances.

STEP 3. All documents for leasing the unit must be signed by the unit owner or representative authorized through a valid and notarized special power of attorney (SPA).
Late and incomplete requirements will delay the move-in process or worst, not be processed at all. All tenants should be properly accounted for to avoid penalties imposed by PMO on the unit owner. There is also a possibility of rental lockout due to non-compliance with the guideline.
